What is Laguna del Mar?

Laguna del Mar is a premier master-planned golf and recreational community featuring a Jack Nicklaus Signature golf course, 900-acre private lagoon, full-service marina and luxury homes and home sites, all located in a beachfront setting unmatched in North America.

Where is Laguna del Mar?

The community is located five miles north of Puerto Penasco, Sonora, Mexico, on 3,262 acres overlooking the Sea of Cortez in the Mexican state of Sonora. Laguna del l\Aar is 65 miles south of the U.S. border.


How do I get there?

To get to Laguna del Mar from Phoenix, take Interstate 10 west toward Los Angeles and go south on Arizona Highway 85. Take Highway 85 south through Ajo to the border town of Lukeville, following the signs for Mexico or Sonoita. Cross the border and enter Mexico at Sonoita, and continue south on Mexican Highway 8 toward Puerto Penasco. Five miles north of Puerto Penasco you will see a highway sign indicating the turnoff to Laguna del Mar. Turn right (west) at Laguna del Mar Blvd. Follow the blacktop road for approximately 1.5 miles until it dead ends.


What kinds of amenities will Laguna del Mar offer?

In keeping with its position as an upscale golf and recreational community, Laguna del Mar will offer a wide array of outdoor amenities. Championship golf will be available on the Jack Nicklaus Signature course. A private beach club on the 900-acre private lagoon will provide an excellent venue for swimming, snorkeling, canoeing and sailing; an ocean reef will serve as a habitat for many species of native fish as well as containing the waters of the lagoon; and a full-service, 450-slip marina is planned to cater to those who wish to explore the waters of the Sea of Cortez. The community also features a trail system ideal for walking, biking or hiking, tennis facilities and beach volleyball courts.


How do I join the golf club?

There are four types of membership in the golf club at Laguna del Mar, with varying costs and degrees of access to facilities. Membership types include: Social memberships are available to all Laguna del Mar property owners. These memberships can be attained for a $5,000 initiation fee, which provides access to the tennis, swimming, dining and pro shop facilities. Social memberships are upgradable to midweek or full membership subject to availability. There are 300 midweek memberships available, which offer all the amenities of the social membership plus free use of the Jack Nickiaus Signature golf course Monday-Thursday and use of the golf practice facilities. Midweek members receive priority wait list status for conversion to full membership, seven-day advance tee times and participation in special club promotions. Midweek
memberships are available for $12,000.

Full memberships, available to property owners only, carry an initiation fee of $22,000 and provide all the above amenities, plus unrestricted use of the golf course seven days a week; 14-day advance tee times; priority use of locker and storage facilities; play in member-guest tournaments and participation in special club promotions. There are 375 full memberships available.

Full recallable memberships are available to non-property owners at a cost of $30,000. There are 375 full recallable memberships available, and these entitle members to all the amenities of a full membership; however, membership is recallable subject to demand by residential home site buyers. These memberships are held on a seniority basis -- the first full recallable members to purchase their memberships will be the last to be recalled.

Laguna del Mar's proximity to the U.S. makes it easier and less expensive to reach than any other resort destination in Mexico. The community is also unique in that it combines the charm and character of the Mexican culture with world and U.S. standard resort services, infrastructure and amenities. Visitors can truly enjoy the best of both worlds.


What other recreational activities are available in the Puerto Penasco area?

The Oceanography Institute, the Pinacate Reserve, camping, fishing, shopping, the local fish market and miles of white sandy beaches. There is an activity in Puerto Penasco that will appeal to every taste.


What types of safety and security features are planned for Laguna del Mar?

Laguna del Mar is a private, gated community. The community will have a fully trained staff of security personnel on the site 24 hours a day.


What is the climate like in Puerto Penasco?

Puerto Penasco's temperate climate makes it an ideal vacation destination year round. The temperatures typically average about 10 degrees cooler than in Phoenix during the summer, and about 10 degrees warmer in the winter. The generally low humidity means that even when the temperatures rise, the weather is still very appealing. Rainfall in the area is minimal, averaging less than two inches per year.


Is it legal for foreign nationals to own property in Mexico?

Yes! Under Mexican law, specific requirements exist for foreign ownership of property near the country's borders and beaches. Foreign ownership of property in Laguna de' Mar is achieved through a bank trust. For single home site investors, the site is purchased through a Fideicomiso bank trust. The bank trust holds the deed of property. The Fideicomiso trusts are good for 50 years and can be renewed every 50 years in perpetuity.


Will I own the title to the land my house at Laguna del Mar sits on?

Yes. The title to the land will be held on your behalf by the Fideicomiso bank trust as required by Mexican law. Title insurance will be covered by an individual title Insurance policy on the property. Laguna del Mar offers title insurance through Stewart


Can the Mexican government confiscate my property?

The Mexican government can confiscate land from property owners only through condemnation and expropriation, just as is the case in the U.S. And, as in the U.S., this action is extremely rare.


So my land and investment at Laguna del Mar are safe?

Your investment at Laguna del Mar is as safe as any property investment made in the United States.


Can my family inherit the property?

Inheritance in Mexico is actually easier than in the United States since the property can be inherited directly without the delays and expense of probate as long as a will is in place. There also is no inheritance tax in Mexico as long as a will exists.
